5 buildings - 5 different façade designs The 2.4-hectare site is one of the biggest inner-city development areas in Oberkirch. 107 new residential units, medical practices and office space, altogether providing a total of 10,145 m² of living space, were realised in two construction phases. The architects and project developers succeeded in planning and implementing ambitious and varied architecture, superior and variable facilities and a sustainable building and energy concept. The brief was to build according to the KFW 55 standard. The area has a great deal of green and open space, offering residents a high quality of life. The ambitious task of the two trade contractors: the realisation of various solutions for the façade design in each construction phase. Building A: the planners wanted to install continuous windowsills here. The challenge lay in offsetting the recesses in the façade surface. The insulation was fitted “behind” using mounting elements, and a pressure underlay was created. Building B: here, the building contractor subsequently requested the installation of bossing. A property in Berlin provided the inspiration: the insulation panels, which had already been bonded, were milled using a special milling machine. In the milled recesses, special bossing fabrics were inserted into the reinforcement to stabilise the form. Building C: together with the planner, Baumit developed a proposal for the installation of fire barriers according to B1 in compliance with the state building regulations, which were tested by a fire protection expert. The special feature of building E is the rounded window corners. The façade was insulated with EPS, except for the curves. Here, the craftsman fitted the mineral wool into the curves, carried out the proper connections and then applied the plaster. For this building, the variant with a clinker base area was used. Since, for reasons of stability, different dowelling is required under ceramic coverings, a dowelling plan was drawn up. Building D: a combination of modern materials and traditional craftsmanship created a successful look: mineral wool forms the solid base to which a high-quality clinker brick was skilfully applied. This unique combination was perfected in close cooperation with the clinker brick manufacturer so as to carefully finalise every detail. Decorative profiles were added to give the building an exclusive touch. A special dowelling plan under the clinker brick not only ensured secure attachment, but also attractive integration into the surroundings and the existing buildings. The development plan is characterised by an interesting topography that features various altitudes depending on the location. Starting on the banks of the river Rench, the terrain rises in a terraced pattern forming a picturesque panorama that unfolds harmoniously towards the centre of the development area and then slopes down towards the city centre. For the entire ensemble, a colour concept was created which was supplemented with patterned surfaces.
